holds up a closing.
James Novosel is a licensed Ohio real estate broker with Novosel Real Estate LTD, so we read an inspection report the same way your buyer's agent does.
Pre-listing repairs
Scuffed trim, a door that sticks, the patch nobody finished. Small stuff, but it shows up in the listing photos and again at the appraisal.
Inspection punch lists
Send us the report and any photos from the inspection. We'll quote the repair addendum line by line so you know the real number before you negotiate, not after.
Rental turnovers
Paint, patch, fixtures, and hardware between tenants, scheduled to a date. An empty unit costs more than the repairs do.
Working several properties, or need repeat turnaround? Ask about setting up a standing account.

"You shouldn't need five different phone numbers to fix one house."
Take the whole list at once.
Most home punch lists are a mix of small jobs that don't justify calling a specialist for each one. A sticking door here, a light fixture there, a patch of drywall from last winter. Unified Home Services LTD was built to take that whole list at once.
We're based here in the county. A five item list gets the same attention as a full room. You get a real number up front and an actual day on the calendar, and then it gets done.
Before you call.
If yours isn't here, just call and ask.
Do you charge for an estimate?
No. We come out, look at the list, and give you a number before any work starts. If the price doesn't work for you, there's no cost and no pressure.
What's the smallest job you'll take?
There isn't one. A loose towel bar is a fine reason to call. Most people do better saving up a few things and having us knock them all out in one job call, but that's up to you.
Do you really replace water heaters?
Yes, that's one of the bigger jobs we get called for. Standard tank water heater replacements and repairs, plus the shutoff, expansion tank, and venting that go with them. Send a picture of the unit and the label on it if you can, that tells us most of what we need. If it's leaking now, say so when you call and we'll move it up.
My house is old. Can you work around lead paint?
Yes. We're licensed in lead abatement and renovation, so where there is a known lead hazard we can handle it properly instead of handing you off. The work area gets sealed off and cleaned up to standard so nobody in the house is breathing dust. Not sure what you've got? Bring it up at the walkthrough.
Are you insured?
Yes. Unified Home Services LTD carries liability insurance, and proof is available on request. Just ask at the walkthrough.
How soon can you get out?
It depends on the week, but most walkthroughs get scheduled within a few days of your call. Urgent items like a leaking fixture or water heater get moved up.
Do you handle exterior work?
Our main focus is interior, but we take on smaller jobs outside too, like a porch light, a gate that won't latch, a bit of exterior caulk or weatherstripping. If you've got something bigger out there, just ask and we'll let you know either way.
Do you work with real estate agents and landlords?
Regularly. We handle pre-listing repairs, inspection repair addendum items, and rental turnovers between tenants. James Novosel is a licensed Ohio real estate broker with Novosel Real Estate LTD, so we understand closing timelines and what an inspector is actually going to flag. If you manage several properties, ask about a standing account.
Do you supply the materials?
Either way works. We can pick up materials and include them in the quote, or install fixtures and hardware you've already bought. Just say which when you call.
What areas do you cover?
All of Tuscarawas County, including New Philadelphia, Dover, Uhrichsville, Dennison, Sugarcreek, Strasburg, Newcomerstown, Bolivar, Gnadenhutten, and Zoar, plus nearby towns just outside the line.
